Are you an ambitious, commercially minded Quantity Surveyor looking for a role where you can take real ownership, make an impact and develop your career? Our projects include kitchen and bathroom replacement programmes, void property refurbishments, responsive repairs, property improvement works and wider planned maintenance programmes. Unlike traditional QS roles focused on one large construction project, this position offers the opportunity to manage a varied portfolio of high-volume, fast-paced works, where strong commercial control, organisation and attention to detail make a genuine difference. You'll work closely with our operational teams, site managers, subcontractors and housing association clients, taking responsibility for the commercial performance of your projects from initial pricing through to final account. What You'll Be Doing As a Quantity Surveyor, you'll play a key role in ensuring our social housing and refurbishment contracts are commercially successful. Your responsibilities will include: Commercial Management: Take full commercial ownership of multiple social housing, refurbishment and planned maintenance projects from initial pricing through to final accounts. Cost Control & Profitability: Monitor project expenditure, manage budgets, produce accurate Cost Value Reconciliations (CVRs) and maintain control of project margins. Forecasting & Reporting: Prepare financial forecasts, monitor project performance, identify commercial risks and provide clear reporting on profitability and cash flow. High-Volume Works Management: Manage the commercial delivery of multiple low-value, high-volume projects, ensuring accurate cost tracking, valuations and timely invoicing. Site Visits & Valuations: Regularly visit properties and sites to assess progress, measure completed works and ensure all works are accurately valued. Applications for Payment: Prepare and submit accurate monthly valuations and payment applications, ensuring completed works are captured and payments are received promptly. Variations & Additional Works: Identify, price, submit and agree variations, additional works and changes to scope, ensuring all recoverable costs are captured. Schedule of Rates: Work with agreed schedules of rates, measured works and contract pricing structures, ensuring works are correctly valued and commercially viable. Subcontractor Management: Procure subcontractors, review quotations, assess applications, agree payments and monitor subcontractor performance. Final Accounts: Prepare, negotiate and agree final accounts, ensuring projects are commercially closed out efficiently. Client Relationships: Develop strong working relationships with housing associations, local authorities, subcontractors and internal operational teams. Commercial Improvement: Identify opportunities to improve efficiency, reduce unnecessary costs, strengthen margins and improve the overall commercial performance of our contracts. Ideally, you'll have: Previous experience as a Quantity Surveyor within social housing, planned maintenance, refurbishment, responsive repairs or property maintenance. Experience working with housing associations, local authorities or social housing contractors. A strong understanding of managing multiple low-value, high-volume projects with short turnaround times.
